FULLY INFORMED PRICING
We will look at your house through the lens of today's buyers. We will take into consideration market data, location, features and unique attributes of your home to inform a pricing opinion. Having a Realtor look at your home in person will give you what an algorithm can't. Also, the window for comps is much smaller, given the COVID-era boom; what sold in spring 2022 is NOT a comp, it's simply a different market, now.
We’ll also make sure you see the numbers and know what to expect with the net of the sale. We understand how much can be riding on this effort.
project management
As part of our assessment, we'll let you know what improvements can be made to maximize your return. This can be small (curb appeal beautification) to grand (remodels and additions). Our backgrounds in project management and home improvement will pay off for you in this process. Plus, we have the stable of resources and contractors to make this as pain-free as possible. Once we decide what prep work needs to take place, we bring in our team of vetted, licensed, bonded Magicians to get to work. Let us wave our wand over this part of the process for you.

One of our goals at Working Magic is to stop the scroll. We do this with interior design and staging, editorial style photography and videography and each listing gets its own brand persona. Having a former marketing and branding executive as your lead Realtor/Broker comes in handy, here. Our copy writing is ad-like, and we treat each listing like a product launch.

Our reporting systems will give you the updates you need, before you realize you need them.
Exect frequent updates on the road to listing, with timelines, status and next steps clearly outlined. Once listed, we share market feedback, showing schedules, and any necessary tweaks to the strategy. Our goal is for no surprises.

Inspections aren’t just due diligence— they're negotiation leverage. It may sound daunting, but to a reasonable extent, repair anything that’s broken or eye catching (ex., rotting wood, peeling paint, running toilets, etc.). Buyers expect homes to be well-maintained and will look for signs of a well-loved home. Gone are the days of waiving inspections and as-is sales (mostly), so let’s check off the boxes buyers look at closely. And, remember, we have the Magicians who can get to work.

We carefully analyze the latest market data, comparable properties that have recently sold (<6 months), and less tangible consumer variables (the appeal of vaulted ceilings or Carrara marble coutertops, for example) that motivate today's buyer.
